Position description

Property Manager is responsible for day-to-day implementation of company policies, procedures, and programs that will ensure well-managed and well-maintained properties, placing maximum emphasis on positive response to the concerns and needs of the residents, environmental health and safety, in conjunction with the Owner's goals and objectives.

Essential Functions

  • Oversee the overall financial and operational performance of the properties.

  • Prepare monthly variance reports working with senior management to resolve financial issues.

  • Responsible for the marketing activities of the property to ensure budgeted occupancy goals.

  • Ensures compliance with all tax credit requirements and regulations including assisting in the compliance audits as required.

  • Identify and coordinate the maintenance activities and priorities within budgetary limits of the property. Works with the maintenance team to implement maintenance programs and controls.

  • Ensures both interiors and exteriors of property are properly maintained.

  • Ensures that all move in, move out, and recertification processes are timely and accurate.

  • Responsible for compliance with Affirmative Fair Housing regulations and Equal Opportunity/Affirmative Action policies, including federal, state, and local governing agency requirements.

  • Assess property security requirements and recommend changes as necessary.

  • Manage all property staff.

  • Develop and maintain relationships with all constituents, owners, residents, vendors, etc.

Job Requirements

  • High School Diploma/GED equivalent; bachelor’s degree preferred

  • 3+ years related experience

  • Tax Credit and project-based subsidy housing experience

  • Ability to develop and manage teams, including office and maintenance staff

  • Onesite experience a plus.

  • Certifications/Licensure – COS/LIHTC certified or willing to get certified within a determined time frame

Pay: $65,000.00 - $90,000.00 per year based on experience

Schedule:

  • Monday to Friday 9-5 with an option to receive every other Friday off
